A spacious traditional property in Edinburgh's popular Marchmont area, close to the Meadows.

The flat can sleep four people, two in a double four poster bed in the front room and two in single beds in the back room. A double sofa bed in the living room can extend capacity up to six people. However, for longer "short lets" (between 1 and 5 months) we recommend that the flat is ideal for two (or possibly three) people or a family. A travel cot and high chair is also available on request for babies/toddlers.

Rubbish is collected from on-street bins in Roseneath Place. Recycling collection points for paper and packaging (plastic bottles, cardboard, tins) are close by on the corner of Warrender Park Road and Marchmont Crescent. Glass recycling is at James Gillespie's School, further west on Warrender Park Road. If you choose to recycle vegetable waste, composting facilities are in the shared garden at the rear of the building.
There is zone 8 residents parking on Roseneath Place with on-street metered parking on Marchmont Crescent, Warrender Park Road and other nearby streets. Note metered parking is cheaper in zone S1 (just the other side (south) of Warrender Park Road) than in zone 8, and must be paid between 08:30 to 17:30 Monday to Friday. Free parking beyond zone S1 is about 15 minutes walk from the flat.
As the flat is in a quiet location and residential staircase, it is not suitable for stag/hen weekends or other events where you plan to party.
The Rooms
Living Room
The bright, spacious and sunny living room includes period decoration such as cornicing and ceiling rose, a decorative fireplace (traditional fireplace but not in working order and fires are not permitted), and a bay window overlooking Roseneath Place/Marchmont Crescent and Warrender Park Road. In Winter, the castle can be seen from the bay window, through the trees separating Roseneath Place and Marchmont Crescent. Two large sofas and an arm chair provide ample space for up to six people. There is also a coffee table and TV with digital box for free view and DVD player.

Kitchen
The fully fitted kitchen gets the morning sunshine and has a warm, homely atmosphere year round. The sink at the window overlooks the rear shared gardens. The dining area includes an oak table with extendable leaves so it can comfortably seat six people, chairs, a bookshelf and wine rack and also two wooden rocking chairs. There are ample cupboards, along with a walk-in store cupboard at the back of the kitchen. Features include a radio/CD player, tall larder fridge, freezer, gas cooker (hobs), electric fan oven and grill, microwave, washing machine, iron and ironing board, and a ceiling clothes pulley for drying washing if required. The combi boiler is neatly placed inside a fitted cupboard and provides instant hot water automatically, while in winter, central heating can be on timer. There are two small fire extinguishers and a fire blanket and the hall has a smoke detector/alarm.




Front bedroom
The spacious and bright front bedroom overlooks Roseneath Place and Marchmont Crescent, and the bank of trees separating the two streets. The four poster double bed has a luxuriously comfortable 10 inch (25cm) deep pocket sprung mattress and a king size duck feather and down duvet. (A non-allergenic duvet may be provided instead on request). A wardrobe, chest of drawers and dressing table provide plenty of space for your personal belongings during your stay. The traditional fireplace adds a period touch to the room, while thick velvet curtains keep the light and cold out of the room when required. (Please note, the fireplaces are decorative only and fires are not permitted.)


Back bedroom
The twin room quietly located overlooking the rear gardens also features a decorative traditional iron fireplace and thick velvet curtains along with a blackout blind to keep out the very early morning sunshine in summer. The room is furnished with twin single beds, a chest of drawers and a wardrobe.


Study
The study opens off both the living room and central hallway and is furnished with a large black desk, supportive "office" chair and shelves, making Roseneath Apartment ideally suited to anyone visiting Edinburgh for work.

Bathroom
The bright, newly refurbished bathroom includes a white suite, including a shower over the bath.
